Inventory surface
Adrián surfaces both public mandates and the off-market circuit — typically twelve to twenty options in the first ten days. Showings are scheduled in batches, midweek, by appointment.
Pre-closing diligence
Once a property advances, Adrián’s desk runs the pre-closing pack: zoning, permit history, environmental hazards, septic, dry-sand surveys (Malibu only), and broker-neutral architect walk.
Offer & close
Offers written cleanly with short due-diligence windows. Adrián personally manages the listing-agent relationship through escrow, with weekly written updates to you.
