Stage 03

Showings are scheduled midday, midweek, with you absent. Buyers arrive with proof of funds. Offers are written cleanly, with short due-diligence windows.

Stage 04

Close & disclose

Once contingencies are removed, the trade is recorded as required by California law. Most off-market closings are reported only after the deed is filed.
