It is a property whose owner has signed a private representation agreement with a single broker, with no MLS exposure, no signage, and no public marketing. Sellers choose off-market for three reasons: discretion (the principal does not want neighbors, staff, or the press to know), price-discovery without anchor (a public list price is a ceiling, not a floor), and timeline control (no DOM clock, no public price-cut math). Buyers who can move on these properties tend to be repeat transactors, often international, and almost always represented by a broker the listing agent already trusts.
The mechanic is simple in description and difficult in execution: the listing broker telegraphs the property to a circle of seven to twelve agents, each with two or three qualified buyers. Showings happen midday, midweek, with the principal absent. Offers are written cleanly — full proof-of-funds, short due-diligence windows, often all-cash. The deal closes before the property has a public price.
For buyers, the path in is to arrive represented before you arrive interested. A broker who already shows up on the off-market circuit will surface the listing in the same week the seller signs. A buyer who calls the listing agent directly will, almost always, see the property second.
